Why Should I Buy a Home from Maston Homes?
At Maston Homes we have always considered ourselves on the cutting edge of the modular business. We are a licensed General Contractor in both North and South Carolina. Our sales department is highly knowledgeable about Modular Housing. Maston’s Construction Manager has extensive experience with both modular and top dollar custom homes and all of our subcontractors are licensed and experienced. Maston Homes not only offers superior building materials, but also uses state of the art design systems that give you the option to customize a floor plan if you can’t find a pre-designed plan that fits your needs.
Because Maston’s construction crew has extensive experience, we have also begun building what we have coined the “Hybrid House.” With this method, we can order a base Modular from the factory and site build decks, additional rooms or a garage. With the help of Microlamn beams we can span rooms to give them a more open feel, and we can also incorporate vaulted ceilings or post and beam.
How are Modulars Built?
After the engineers design your home it is constructed in stages at individual stations throughout the factory. When a station has completed its portion of the construction and the work is inspected, that section of your home moves to the next station. The end result of this production is two or more individual “modules” that are then delivered to your site by truck. At this point, under the direction of Maston’s Construction manager or owner, a 70-120 ton crane will set the individual modules onto your foundation. Maston’s highly trained Construction Crew will then begin raising the roof of the home with the help of the crane. Your home will be water tight before we leave the job site that day. From there we’ll go to work on the rest of the home. Depending on the size of the home, and how many site built options you’ve chosen, you should be moving in after approximately two months.
How is an Off Frame Modular the same as a Stick Built House?
- Banks and Finance Companies do not differentiate between Off Frame Modulars and Stick Built Homes.
- Insurance Companies do not differentiate between Off Frame Modulars and Stick Builthomes.
- An Off Frame Modular is appraised based on similar style and similar size homes with in a certain radius; the appraiser does not differentiate between Modular and Stick Built Homes.
- An Off Frame Modular is subject to meet the same local building codes as a Stick Built Home and is subject to the same County Permitting and Inspection process.
- An Off Frame Modular is deeded just like a Stick Built home.
How is a Modular Superior to a Stick Built Home?
- Cost. Because materials are purchased in bulk and because there is less on site labor costs, Maston can usually always offer you a better price than a contractor that Stick Builds. The lack of weather delays also makes the process extremely productive and cost efficient.
- Speed. A Modular home takes about three weeks to complete after it is delivered.
- Controlled Building Environment. During the Construction process a Modular home is not exposed to the elements the way a Stick Built home is.
- Quality Control. All Modules are inspected after each stage of production is completed and must meet certain requirements before they are allowed to move to the next stage.
- Flexibility. Maston Homes has engineering resources who use high tech computer aided design programs to design a home that will fit your needs. Numerous options such as dormers and hardy board siding are offered for your homes exterior and anything that the factory doesn’t offer can be built or modified on site by Maston’s Construction Crew.
- Superior Building Materials. Maston Homes uses only top quality materials in the construction of your home. In fact they use 25% to 30% more materials in the production of your home than a site builder would. In all cases these materials meet Local Building Standards, and in most cases they exceed the required
